Buyer’s Agents in Sydney are licensed and experienced property professionals who specialise in searching, locating, evaluating and negotiating the purchase of a Sydney property on behalf of the buyers. Also, they are contracted independently and paid for by the buyers to act on their behalf. Additionally, they negotiate on behalf of the buyers for the best possible price for a property and are there to advise if a property represents good value or is overpriced.

By contrast, a Real Estate Agent in Sydney is a licensed professional who is paid by the property owner – not the buyers. Real Estate Agents specialise in marketing properties to as many potential buyers as possible. Their priority is to negotiate the maximum price the market will bear for a property with the most favourable terms for the seller.

Timeframe

For a start, we are working full-time for you and vetting every property so you will only see the best. That eliminates a lot of wasted time and disappointments.

From the first week that you hire us, you will receive a steady stream of handpicked properties for your consideration. Within 3 weeks we’re confident you will find the process much simpler and enjoyable than doing it yourself. Buyers or clients using our Complete Property Finder Service may fall in love with the first or second property we present to them, or one a few months down the track. Specifically, buyers using our Rental Finder Service usually have their new home within 3 weeks.

Of course, the final decision on which property you choose is entirely up to you. Our buyer’s agent job is to help you by finding it and ensuring it’s yours as soon as possible.

Once you decide on a property, we conduct price negotiations on your behalf so you obtain it at the lowest, most reasonable price. If you are buying a property, part of this process is negotiating a Settlement Date. This is the date the buyers and seller’s Solicitors or Conveyancers exchange the paperwork so the property becomes officially yours and you receive the keys.

In NSW, the standard timeframe for settlement is 42 days after you sign the contract. It may be possible to negotiate a settlement date earlier or later than this if the seller agrees.

Have a change of mind?

With our Complete Property Finder service, it’s completely fine with us if our buyers like to change their minds about the type or location of an ideal property. We’re also happy if you’d like to add more things to what you are looking for in a property. As we present properties to you, you may fall in love with a certain aspect, or hate something you didn’t realise beforehand. That’s all part of the process. We constantly use your feedback as we search for your ideal property.

It’s your dream, your money and we are here to support you 100%.

If your property criteria or search area change markedly, we will adjust the contract terms and payments in a reasonable manner. Because basically, it will be a brand new search for our buyer’s agent.

If you purchase a property that is 20% or more above your original maximum stated price on our contract, or 20% or more below your stated minimum, our fee will be adjusted on the final invoice to reflect the budget change.

We allow up to 6 months to find your property with our Complete Property Finder service, although it’s VERY rare it will take that long.

For our Rental Finder service – we ask that you have the suburbs chosen, and your minimum property requirements decided on before we start. We usually have a 3-week timeframe for finding rentals. This is because quality properties don’t stay on the rental market for long. In some areas, they can be rented in days.

Fees

In general, Buyer’s Agent in Sydney fees range between 1% – 3% of the purchase price. Unless there is an additional service added, if you pay more than 2%, you are probably paying too much.

For our Complete Property Finder Service we charge a 2% fixed fee.

This is calculated at the midpoint of your search price range, or 2% of the final sale price, whichever you prefer. Our fee includes GST.

If a Buyer’s Agent offers a free service, they are most likely receiving commission elsewhere – from a developer, or a real estate sales agent. As buyers, please do your own research to find out if they are truly independent. Then do your own due diligence and price research. It may be a genuine saving for you, or it may not.

For our Complete Property Finder Service – if you already have loan pre-approval, we can start as soon as 2 days from when we first meet.

At our first meeting, we will find out if we are a good fit to work together. If we are, we obtain your detailed property brief and then discuss a payment arrangement that suits both parties.

Our usual arrangement with our clients (buyers) is half the agreed fee payable within 7 days of starting, and the other half at settlement, via your solicitor or conveyancer. If this isn’t achievable for you, talk to us and we will work something out on the contract terms that is doable for you.

The day after we meet, you will receive our Buyer’s Agent Agreement for your review and signature. We will start as soon as we receive a copy of the signed agreement and a deposit of $1000 (by bank transfer or cheque.)

If you are buying an investment property, part of our fee can be claimed by you as a tax deduction. Your accountant will be able to check the current legislation.

For our Complete Property Finder Service – if you need to exit the contract due to unforeseen circumstances, all monies are refunded to you except for the first $1000. If/when you return to us as a client, we won’t ask you to pay this $1000 again.
